  • More Home, Same Monthly Payment: The Secret to Boosting Your Buying Power at Deer Park and Broadleaf

More Home, Same Monthly Payment: The Secret to Boosting Your Buying Power at Deer Park and Broadleaf

When you’re shopping for a new home, the purchase price is only part of the story. Because interest rates have remained elevated, monthly affordability has become the primary purchase driver for entry-level homebuyers. That is exactly why Deer Park and Broadleaf offer a massive financial advantage for our buyers: absolutely NO CDD fees.

But what does “No CDD” actually mean for your wallet? Rather than just treating it as a nice feature, we want you to understand it as a measurable financial benefit that allows you to buy more home for the exact same monthly payment.

    The $40,000 Difference

Imagine you are comparing a $350,000 home at Deer Park or Broadleaf to a similar home at a competing neighborhood like Prosperity Lakes. At Prosperity Lakes, you aren’t just paying your mortgage, you might also be hit with approximately $250 per month in Community Development District (CDD) fees.

At today’s mortgage rates, a $250 monthly CDD payment carries a heavy financial impact. A buyer who qualifies for a $350,000 home at Deer Park could lose approximately $40,000 of purchasing power in a competing community with a $250 monthly CDD. To put it into practical terms, a competing builder would need to reduce their home’s purchase price by roughly $40,000 just to create a monthly payment comparable to ours.

Here is a quick look at exactly how much buying power is lost to monthly CDD fees:

    • $100 Monthly CDD = $16,000 in approximate buying power lost
    • $150 Monthly CDD = $24,000 in approximate buying power lost
    • $200 Monthly CDD = $32,000 in approximate buying power lost
    • $250 Monthly CDD = $40,000 in approximate buying power lost
    • $300 Monthly CDD = $48,000 in approximate buying power lost

What Will You Do With That Purchasing Power?

When you bypass CDD fees, you aren’t just saving money, you are gaining flexibility. You can take that equivalent $40,000 in purchasing power and put it toward the things that matter most to you, such as:

    • A larger home with the extra bedroom or flex space you need
    • Lower monthly housing costs to ease your budget
    • Or simply keep more money in your pocket every month!

    The Bottom Line

Our competitive advantage isn’t simply that we don’t charge CDD fees; it is that our buyers can own more home while maintaining the same monthly payment. In today’s market, affordability wins, and Deer Park and Broadleaf deliver that value directly to you.

When it comes to your next home, remember our simple promise: More Home. Same Monthly Payment. NOOOOOOOOOOOOOOOOOOOOO CDD.

Local Couple Finds Their Dream Home with SimplyDwell in Sarasota, Florida

Affordable, Family-Friendly Neighborhoods Make Homeownership Possible

    new-home-construction-parrish-florida-broadleaf-quick-move-in-homes-hero

LAKEWOOD RANCH, FLA (September 26, 2025) – SimplyDwell Homes, a leading homebuilder in Sarasota and southwest Florida, has helped local couple Cienna and Colton realize their dream of homeownership in a welcoming community.

Cienna, an office manager at a CPA office, and Colton, who works in sales, are set on staying in Southwest Florida, as Colton has always lived in the region and Cienna has been here since 2013. Surrounded by family and friends, they couldn’t imagine living anywhere else. “The area has a small-town feel, but it’s also the heart of Florida, close to so many big destinations,” Cienna says.

Before building with SimplyDwell, the couple had only rented and were embarking on living together for the first time. “Pricing in this area seemed unattainable for our budget until our realtor introduced us to SimplyDwell,” says Colton. “That’s when we realized building our dream home could be possible.”

The couple “fell in love with” the model homes, location and price at SimplyDwell’s Broadleaf community in Parrish. Their realtor had also sent them homes to look at online, but Cienna and Colton found them to be either too small, out of the budget or not in an ideal location.

“A main goal for us was to be close to family and friends, and with our budget that was going to be difficult,” Cienna says. “Before we found SimplyDwell, we would have had to have moved about an hour away or continued to rent. We had both been renting for about four years each and were ready to stop the cycle and get a house of our own.”

The couple was drawn to SimplyDwell’s low HOA payments, absence of CDD fees, and the family-friendly neighborhood environment. The entire buying and building process was a highlight for them, thanks to a friendly sales team and staff who made every step seamless and easy.

For other prospective homeowners facing challenges in the real estate market, Cienna and Colton offer advice: “Be patient with the process and remember that good things take time—like building a home.” They enthusiastically recommend SimplyDwell to new homeowners, especially those seeking a variety of options in every price range within a vibrant, welcoming community.

SimplyDwell continues to make homeownership accessible for residents of Southwest Florida cities like Bradenton, Sarasota, Lakewood Ranch and Parrish, combining affordability, transparency, and community spirit in every development. • The Benefits of Homeownership: Why Owning is Better Than Renting

The Benefits of Homeownership: Why Owning is Better Than Renting

    new-construction-affordable-homeownership-florida

Owning a home is a significant milestone for many people. While renting offers flexibility, homeownership provides a multitude of long-term benefits. Let’s explore why owning a home is often a superior choice.

    Building Equity: Your Investment Grows

One of the most compelling advantages of homeownership is the opportunity to build equity. Each mortgage payment you make contributes to the ownership stake in your property. Over time, your home’s value can appreciate, increasing your net worth. Unlike rent, which pays for someone else’s mortgage, your mortgage payments work toward making you a homeowner.

Stability and Control: Your Space, Your Rules

Homeownership offers stability and control over your living environment. You’re not subject to the whims of a landlord or the uncertainty of lease renewals. You can customize your space to your preferences, whether it’s painting walls, remodeling a kitchen, or adding a backyard garden. This sense of ownership can significantly enhance your quality of life.

Tax Benefits: Government Incentives for Homeowners

Homeownership often comes with attractive tax benefits. Property taxes, mortgage interest, and potential property tax deductions can provide substantial savings. Consult with a tax professional to fully understand the specific benefits available to you.

Long-Term Financial Security: A Solid Foundation

Homeownership can provide a strong foundation for your financial future. As your home appreciates in value, it can serve as a valuable asset. In addition, owning a home can improve your credit score, making it easier to qualify for loans and other financial opportunities.

If you’re considering taking the leap into homeownership, explore the options available we, at SimplyDwell Homes, have in Sarasota and Parrish. Affordable new construction homes in Parrish and new homes Sarasota offer excellent opportunities to find your dream home. Consider the long-term benefits and make an informed decision that will positively impact your financial future.
